Window Cleaning Across the Sunshine Coast, From Hinterland Dust to Coastal Salt

Glass, frames, sills, tracks and flyscreens quoted as one job, wherever it can be safely reached from the ground

Glass on the Sunshine Coast gets dirty for two different reasons. In the hinterland it is dust off unsealed driveways and paddocks, spring pollen and sap, and the hard mineral spotting that tank and bore-fed sprinklers leave behind. On the coast it is salt haze that arrives every morning and smears the moment someone dry-wipes it, sand in the tracks, and mould in seals and sills. S & J Cleaning Crew cleans windows in six suburbs across both, from one base at Glasshouse Mountains, and treats the glass, frames, sills, tracks and flyscreens as one job, because a spotless pane above a gritty track still looks dirty from inside the room. Owner Sandra Coulson has 20+ years in cleaning, including nine years of resort work where guest-facing glass was checked daily. Police-checked, insured, own equipment.

This is the service page for window cleaning, and it does one job: it explains what an S & J window clean covers, what changes from one part of the Coast to another, and then sends you to the page for your suburb. Each of the six suburb pages is written from the glass conditions that suburb actually deals with, because a louvred highset on tank water at Beerwah and an Esplanade apartment carrying daily sea mist need different work. Pick your suburb below if you already know what you need, or read on for the parts that are the same everywhere.

Most people looking for a window cleaner have already tried doing it themselves and found the glass looked worse afterwards. That is usually not technique; it is the local conditions. Fine dust and salt both bind into a film that smears under a dry cloth, and mineral spotting needs dissolving rather than polishing. So we wash rather than dry-wipe, use a descaler with dwell time where sprinklers or tank water have marked the glass, take screens out and wash them rather than brushing dust deeper into the mesh, and flush the tracks. That is the same in every suburb; what differs is which of those problems is doing the damage.

Why Sunshine Coast Households and Businesses Book S & J Cleaning Crew for Their Windows

What we bring to the job comes from Sandra Coulson's 20+ years in cleaning: nine years of resort work, where guest-facing glass was checked daily and a view was the thing a guest had paid for, and eight years in hospital and healthcare cleaning, where method and product selection were governed by a written standard. On Sunshine Coast properties that experience shows up in the specifics: dissolving tank-water spotting instead of scrubbing at it, washing salt film off rather than spreading it, and working louvre blades individually because there is no shortcut with them.

Being based at Glasshouse Mountains also changes what is practical. We can quote after seeing the property rather than guessing at pane counts over the phone, a hinterland job is local rather than the far end of a Coast run, and a seasonal window clean does not have to be built around a company's travel radius. That matters in a region where hinterland glass genuinely needs attention more than once a year and coastal glass needs it more often still.

  • 20+ years of cleaning experience: nine years in resort work and eight in hospital and healthcare settings, both places where someone else checked the glass.
  • 3.5 years running S & J Cleaning Crew across the Glass House Mountains district and the Kawana, Mooloolaba and Buddina coast.
  • Police-checked and covered by appropriate insurance, and never outsourced to strangers: the people who quote the job are the people who do it.
  • Glass, frames, sills, tracks and screens quoted as one job, so the whole window looks clean rather than just the pane.
  • Equipped for hard water and salt: mineral spotting is dissolved, not polished around, and salt haze is washed off, not dry-wiped into a smear.
  • Interior glass on any floor, and exterior glass wherever it can be safely reached from the ground or a low step, with a straight answer about anything higher.

Across the service area

What changes from one part of the Coast to another

Hinterland dust, pollen and tank-water spotting

Why it happens

Beerwah, Beerburrum and Peachester glass sits among unsealed driveways, paddock and forestry traffic, pine plantation and bushland, so fine dust and red volcanic soil bond to the glass in the overnight dew and pack into flyscreen mesh, louvre clips and tracks. Garden gums drop pollen and sap through spring, and sprinklers and hose-downs fed from tanks or bores leave a hard mineral spotting that is chemically different from ordinary dirt.

Why it matters

The dust film smears badly if attacked dry, detergent will not shift mineral spotting, and a screen brushed rather than washed just pushes the dust deeper. Where spotting has been left for years it can etch the glass permanently.

How we respond

We wash rather than dry-wipe so the film lifts instead of spreading, use a proper descaler with dwell time on sprinkler spotting, take screens off and wash them, flush the tracks, clear webbing and mud-wasp nests out of frames, and do louvres blade by blade. Where etching is permanent we say so rather than charge for a result we cannot deliver.

Coastal salt haze, sand and building access

Why it happens

Kawana, Mooloolaba and Buddina glass faces the ocean, so sea mist lands on it most mornings, sand works into stacker and slider tracks, and mould takes hold in seals, sills and shaded corners. Balustrade glass carries the salt on both faces, older aluminium frames have held forty years of it, and apartment buildings set their own access rules for contractors.

Why it matters

Salt film smears the moment it is dry-wiped, and on an Esplanade or Point Cartwright unit the view is what the owner or the guest paid for. Holiday-let glass has to be done between one changeover and the next, and a missed building access window is a clean that does not happen that day.

How we respond

Balustrades are done on both faces, tracks are flushed rather than wiped, seals and sills are cleaned with the glass, ageing aluminium is worked without abrasives, and the visit is scheduled around your building's access rules or your changeovers.

How high we go, and why the answer is written down

Why it happens

Older highsets and sleepouts, two-storey estate homes, acreage houses built around the outlook and apartment towers all put some panes beyond a low step. Every enquiry about a whole house is really two questions: which glass can be reached, and which cannot.

Why it matters

Elevated work, roof anchors and extension ladders are outside what we take on. Saying otherwise would book work that has to be declined on the day, and Queensland's working-at-height duties make an overstated claim genuinely costly for both sides.

How we respond

We clean interior glass throughout the home on any floor, and exterior glass wherever it can be safely reached from the ground or a low step. Tell us the storey count and window positions when you enquire and we will be straight with you about which panes we can do and which need a height-access specialist.

What a Window Clean With S & J Cleaning Crew Covers

The scope is the same in every suburb; what changes is which part of it takes the time. A window clean takes in:

  • Interior glass throughout the home, and exterior glass wherever it can be safely reached from the ground or a low step.
  • Frames and sills, so dust caked into corners comes away rather than streaking back across the pane on the next damp morning.
  • Flyscreens removed, washed and refitted, and tracks flushed rather than wiped.
  • Louvres and divided panes, priced by the bank or the pane because every blade needs both faces done.
  • Shower screens, mirrors, glass splashbacks and internal glass doors polished to a streak-free finish, with a descaler and dwell time where tank water has marked the shower glass.
  • Balustrade and balcony glass on both faces, and shopfront, office partition and entry glass for businesses, cleaned outside trading hours.

Glass and screens can also be added to a regular fortnightly or weekly house clean so they never become a big annual job, and commercial window and glass cleaning sits inside our commercial cleaning service. Anything requiring elevated work, roof anchors or extension ladders is outside what we take on.

Frequently asked questions

How often do windows need cleaning on the Sunshine Coast?

More often than most people expect, and it depends on which side of the range you are on. In the hinterland, paddock and driveway dust, spring pollen and sap build a visible film within a couple of months, especially on the western side of a house, and most of our customers there settle on two or three cleans a year or add glass to a regular house clean. On the coast the salt haze arrives daily, so ocean-facing glass wants attention more often than that, and holiday-let owners usually tie it to their changeovers. Properties backing onto bushland, an unsealed road or the beach sit at the higher frequency.

Do you clean the flyscreens and tracks too, or just the glass?

Both, and on most properties the screens and tracks are arguably the more important half. Fine dust and sand pack into mesh and channels where wiping only pushes them deeper, so we take screens out, wash them and refit them, and flush the tracks. Clean glass sitting above a gritty track still reads as a dirty window from inside the room.

Do you clean second-storey or hard-to-reach windows?

We clean interior glass throughout the home, and exterior glass wherever it can be safely reached from the ground or a low step. Anything requiring elevated work, roof anchors or extension ladders is outside what we take on. Tell us the storey count and window positions when you enquire, and we will be straight with you about which panes we can do and which need a height-access specialist.

Can you remove sprinkler spotting and salt film?

Usually, yes, and they need different treatment. Tank and bore water carries dissolved minerals, and when a sprinkler hits the glass and dries in the sun it leaves deposits that detergent cannot shift, so we use a proper descaler and give it dwell time. Salt haze is the opposite problem: it comes off readily with water but smears the moment it is dry-wiped, so it is washed off rather than polished. Where spotting has been left for years it can etch the glass permanently; if that has happened we will tell you honestly rather than charge for a result we cannot deliver.

How are louvres and multi-pane windows priced?

By the bank, because there is no fast way to do them. A single louvre window can hold a dozen or more blades, each needing both faces done, and older aluminium frames often hold dust in the clips. It is honest work but it is slow, so we quote louvres and divided panes separately rather than folding them into a per-window rate that would blow out on the day.

Which suburbs do you cover for window cleaning?

Beerwah, Beerburrum and Peachester in the Glass House Mountains district, and Kawana, Mooloolaba and Buddina on the coast, each with its own page above. We also work through the surrounding Glass House Mountains district on the same runs. If you are not sure whether your address is covered, call (040) 169-1194 and we will confirm before you book anything.

Window Cleaning Is One of Four Services in Every Suburb

Each of the six suburbs above has its own house cleaning, commercial cleaning, bond cleaning and window cleaning page, and they link to each other, so if the job in front of you is bigger than the glass, the right page is one click away:

  • House cleaning, regular fortnightly and weekly visits with glass and screens included when you want them.
  • Bond cleaning, the full exit clean, in which window tracks, flyscreens and sills are among the most commonly failed items.
  • Commercial cleaning, shopfronts, offices, strata and entry glass cleaned outside trading hours.
  • About Sandra Coulson, the resort and healthcare background behind the way we treat glass.
  • Request a quote, tell us the storey count and roughly how many windows.
