Bond Cleaning Across the Sunshine Coast, Hinterland to Coast

One room-by-room exit clean standard from Beerburrum to Mooloolaba, quoted after we have seen the property

A bond clean is the one clean that someone else signs off. Whether the lease is ending on a highset in Beerwah, an acreage home up the ridge at Peachester or a unit on the Esplanade at Mooloolaba, the property manager compares the empty property against the photos taken the day you moved in, and the deposit follows their report. S & J Cleaning Crew runs bond and end of lease cleaning across six Sunshine Coast suburbs from one base at Glasshouse Mountains: three in the Glass House Mountains district and three on the coast. Owner Sandra Coulson brings more than 20 years in cleaning to that work, including nine years of resort changeovers and eight in hospital and healthcare cleaning. Police-checked, insured cleaners, with our own professional products and equipment.

Choose your suburb

Bond Cleaning in Beerwah

Hinterland service town on Steve Irwin Way, with commuting families and Australia Zoo staff on short leases. Driveway and bushland grit in screens and tracks, tank-water scale, wood-heater soot, and carports and verandahs quoted in from the start.

Glass House Mountains district

Bond cleaning in Beerwah

Bond Cleaning in Beerburrum

Small rail-line township in pineapple country that most Coast cleaners will not travel to. Red volcanic soil in mesh and louvre blades, sheds and machinery bays on the entry report, and septic systems that decide which products we use.

Township and rural blocks

Bond cleaning in Beerburrum

Bond Cleaning in Peachester

Rural-residential acreage on the ridge, long tenancies, and homes built around the outlook. Far more glazing than a town house, months of slow-combustion soot, tank-water scale dissolved rather than scoured, and septic-safe products throughout.

Acreage and rural-residential homes

Bond cleaning in Peachester

Bond Cleaning in Kawana

The Kawana Waters strip and the Birtinya health precinct, with contract tenants and body corporate access rules. Salt film on balustrades and tracks, engineered stone and matte-black finishes, and lift and loading dock windows handled inside your building's access window.

Apartments, townhouses and canal-front homes

Bond cleaning in Kawana

Bond Cleaning in Mooloolaba

Esplanade buildings mixing permanent tenancies with short-stay letting, judged by an on-site manager. Salt haze that smears when dry-wiped, sand in tracks and carpet edges, mould in silicone and exhaust fans, finished in resort-changeover order with the floors last.

Finished to holiday-let standard

Bond cleaning in Mooloolaba

Bond Cleaning in Buddina

Older beachside stock from the late 1960s to the 1980s, long-held investments managed remotely. Forty years of grout staining, corroded aluminium sliders, pitted screens and original cupboard interiors, with real time allocated to each.

This is the service page for bond cleaning, and it does one job: it explains what an S & J exit clean covers, what changes from one part of the Coast to another, and then sends you to the page for your suburb. Each of the six suburb pages is written from what an exit inspection there actually turns on, because a 1980s highset on tank water off Peachester Road and a fourth-floor unit on the Esplanade fail their reports for different reasons. Pick your suburb below if you already know what you need, or read on for the parts that are the same everywhere.

Most people arrive here working to a hard date. Keys are due, the exit condition report is already in an inbox, and the removalist is booked for the same 48 hours. That is why every job is quoted after we have seen the property or a set of photos, follows a room-by-room checklist built around what agents actually list, and finishes with the floors last so nobody walks back over a clean room.

Why Sunshine Coast Renters, Landlords and Agents Book S & J Cleaning Crew

The work is judged by someone who was not there while it was done. That is the whole character of an exit clean, and it is where Sandra Coulson's background comes from: nine years of resort changeovers, where a room was checked before the next guest, and eight years cleaning hospital wards, theatres and infectious areas, where method and product were governed by a written standard. Both are environments where a room is signed off by somebody else, which is exactly how end of lease cleaning works.

Being based at Glasshouse Mountains changes what is practical across the service area. A Beerwah, Beerburrum or Peachester exit clean is a local job rather than a trip from Brisbane, and the coastal suburbs are reached on the same schedule. It also means we know the housing stock on both sides of the range: timber highsets and acreage homes on tank water in the hinterland, and apartments, townhouses and older beachside units on the coast, each of which fails its exit report in its own way.

  • 20+ years of hands-on cleaning experience: nine years in resort cleaning and eight in hospital and healthcare cleaning, both inspection-driven environments.
  • 3.5 years running S & J Cleaning Crew across the Glass House Mountains district and the Kawana, Mooloolaba and Buddina coast.
  • Police-checked and covered by appropriate insurance, and never outsourced to strangers: the people who quote the job are the people who do it.
  • Based at Glasshouse Mountains, so the hinterland is home ground and the coast is on the same run, with no all-day round trip if an agent flags something.
  • We bring our own professional products, cloths, mops and vacuum, including what tank-water scale, wood-heater soot and coastal salt film call for.
  • A clear, upfront price once we have seen the property or your photos, not a guess over the phone.

Across the service area

What changes from one part of the Coast to another

Hinterland homes on tank water, unsealed driveways and wood heaters

Why it happens

Beerwah, Beerburrum and Peachester rentals sit among unsealed driveways, paddocks, pine plantation and bushland, so fine grit and red soil pack into flyscreens, window tracks and sliding door channels. Acreage homes on tank or bore water leave chalky mineral scale on shower screens, taps and toilet bowls, and a winter of slow-combustion heating leaves a soot film on ceilings, fans, walls and architraves. Many of these homes are on septic systems.

Why it matters

Tracks, screens and scale are among the most commonly failed items on a hinterland exit condition report, and ordinary spray-and-wipe does not shift mineral scale or soot. Carports, verandahs and sheds full of leaf litter and mud-wasp nests are on the report too.

How we respond

The quote takes the driveway surface, water supply and heating type into account. We bring descalers rated for hard tank water, degrease soot rather than smear it, allow real time for screens, tracks and fan blades, price carports, sheds and verandahs in as add-ons rather than surprises, and adjust products on septic properties so nothing goes down the drain that should not.

Coastal units judged to a changeover standard, inside a building's access rules

Why it happens

Kawana, Mooloolaba and Buddina rentals are apartments, townhouses, canal-front homes and older beachside units. Salt haze settles on balcony glass and balustrades and smears if it is dry-wiped, sand works into stacker tracks and carpet edges, and mould grows in silicone, seals and exhaust fans. Many buildings set access windows for lifts, loading docks and contractors, and Esplanade buildings mix permanent tenancies with short-stay letting.

Why it matters

An on-site manager who turns over holiday units judges a vacating tenant to that same standard, and a body corporate access window that is missed is a clean that does not happen that day.

How we respond

Coastal exit cleans run in resort-changeover order, wet areas and glass first and floors last, with balcony glass, tracks and modern finishes such as engineered stone and matte-black tapware handled with products that will not mark them. We schedule inside your building's access window and can work unattended once key or access details are agreed.

Older beachside stock and long tenancies

Why it happens

Much of Buddina and the older Kawana strip was built between the late 1960s and the 1980s, and many of these properties are long-held investments managed remotely. After a long tenancy the exit report meets forty years of grout staining, corroded aluminium sliders, pitted screens and original cupboard interiors.

Why it matters

An agent compares the property against its entry report, and aged wear has to be told apart from a cleaning fault. A crew that treats an old unit like a four-year-old estate home runs out of time in the first bathroom.

How we respond

Real time is allocated to grout, silicone, tracks and cupboard interiors, without abrasives that scratch aged glass and aluminium. Where scale or etching has permanently marked a surface, we say so plainly, because that is wear and tear rather than a cleaning fault, and it should be recorded as such rather than argued over at the final inspection.

What a Bond Clean With S & J Cleaning Crew Covers

The scope is the same in every suburb; what changes is how much time each item needs. Our move-out and bond-level cleaning is an end-of-lease style whole-house clean that takes in:

  • Inside cupboards, wardrobes and drawers, emptied out and wiped.
  • Full bathroom and kitchen detail, with shower screens, taps and toilets descaled rather than scoured.
  • Oven, cooktop and rangehood, including the filters and the oven racks.
  • Window tracks, flyscreens, sills, skirting boards, light switches, door frames and ceiling fans.
  • Walls and architraves where soot, scuffs and hand marks show.
  • Floors last: vacuumed and mopped throughout after every other room is signed off.

Carports, verandahs, sheds and garages are quoted as add-ons, because on a hinterland property they carry as much of the exit report as the kitchen does. A move-in or pre-tenancy clean covers the same ground for a property that has sat empty, and a one-off deep clean does it while you are still living there, before a routine inspection or after a renovation. Regular house cleaning and commercial cleaning are separate services with their own pages in each suburb.

Frequently asked questions

How far in advance should I book a bond clean?

Aim for one to two weeks before your handover date, and longer if you are moving at the end of a month or over school holidays, when leases across the Coast tend to end together. If you are tight for time, call anyway: being based at Glasshouse Mountains, we can often fit a hinterland job around an existing run, and the coastal suburbs are on the same schedule. Booking early also lets us quote after seeing the property rather than estimating blind.

Does the property need to be empty first?

Yes, ideally. An exit clean is judged on the property in its empty state, and we cannot clean inside wardrobes, under beds or behind a fridge that is still there. Have furniture, rubbish and garage or shed contents removed before we arrive. If a few large items genuinely cannot be shifted in time, tell us when booking so we can plan around them instead of losing time on the day.

What affects the price of an exit clean?

Bedrooms and bathrooms, the floor area, the condition the property is in, and the extras: oven condition, the number of windows and flyscreens, wood-heater soot or coastal salt film, and whether a carport, shed, verandah or balcony is included. We prefer to look at the property or a set of photos first and then give you a clear, upfront price, rather than a guess over the phone that changes on the day. Nothing is priced sight unseen.

What is the difference between a bond clean and a deep clean?

A bond clean is done on an empty property for handover: cupboards, wardrobes and drawers inside, full bathroom and kitchen detail, oven, cooktop and rangehood, tracks, screens, skirting boards and switches, then the floors last. A deep clean is a one-off reset while you are still living there: grout, oven and cupboard interiors, skirting boards, light switches and ceiling fans, usually before a routine rental inspection, after renovations or when a home has been closed up over a dusty summer. Tenants who keep a regular clean going almost always face a smaller exit clean at the end of the lease.

Can you clean while I am not there?

Yes. Once we have met you, agreed the plan and sorted key or access details, we can carry out the clean while you get on with the move. In apartment buildings that includes working inside the access window your body corporate or building manager sets for contractors, so tell us what that window is when you book.

Which suburbs do you cover for bond cleaning?

Beerwah, Beerburrum and Peachester in the Glass House Mountains district, and Kawana, Mooloolaba and Buddina on the coast, each with its own page above. We also work through the surrounding Glass House Mountains district on the same runs. If you are not sure whether your address is covered, call (040) 169-1194 and we will confirm before you book anything.

Bond Cleaning Is One of Four Services in Every Suburb

Each of the six suburbs above has its own house cleaning, commercial cleaning, window cleaning and bond cleaning page, and they link to each other, so if the job in front of you is not an exit clean, the right page is one click away:

  • House cleaning, regular fortnightly and weekly visits, deep cleans and the move-out work this page grows out of.
  • Window cleaning, glass, frames, sills, tracks and flyscreens as one job, in the same six suburbs.
  • Commercial cleaning, offices, shopfronts, strata and make-good cleans scheduled outside trading hours.
  • About Sandra Coulson, the resort and healthcare background every exit clean is run to.
  • Request a quote, tell us the address, bedrooms, bathrooms and the handover date.
